Villa Italia has been recently restored with great care and attention, it is on two floors, connected via an internal staircase making the house perfect for larger parties whilst still offering privacy. The furnishings are in typical Tuscan style and the original terracotta floors and beamed ceilings have all been retained.

The ground floor has a large cosy living room with a lovely fireplace and a terracotta brick archway leads to the kitchen/dining area. Patio doors lead from the living room to the garden area. There are two comfortable bedrooms and a shower room.

The first floor has a comfortable living room with fireplace, kitchen/dining area, and patio doors which lead onto a terrace which is furnished with table and chairs. There are two lovely bedrooms and two modern bathrooms (one with hydromassage bath).

The house is surrounded by its garden which has tables, chairs and barbecue for dining al fresco and there is a lovely swimming pool (5m x 12m) enjoying a fine view of the countryside.
Its location is perfect for visiting the famous region of Southern Tuscany with the towns of Montepulciano, renowned for its excellent wine, Pienza, for its pecorino cheese, and beautiful Cortona all being close by. The town of Chianciano Terme is only 4km away and houses many thermal spas, a variety of shops and restaurants and a large public swimming pool.

The treasures of the region of Umbria with its famous hill towns of Perugia and Assisi to name but a few are also within easy driving distance. Lake Trasimeno is also very close and an interesting place to visit, it has beaches, sailing facilities, and ferry services to its islands, one of which is a natural park with lovely walks and the other ‘Isola Maggiore’. The main motorway link is only 16km away, making also Rome and Florence easily accessible. Parking is in the grounds of the estate.
