Villa Patricia

Villa Patricia was completely restored to its former glory while preserving the original features. The villa is beautifully furnished in classic style with original furniture of the 1800s; it is spacious and the interior is light and airy.

Villa Patricia is on two levels. The villa is accessed through two entrances on the road. On the ground floor, after the main entrance, on the left, there is a studio. On the same level, on the right, there is a fully equipped kitchen with table and chairs and a living room with sofa, armchairs, lava stone fireplace and television. Both from the living and from the entrance you can access a dining room divided into a sitting area with sofa, and dining area with glass table and chairs. On the same floor, there is a twin bedroom and a bathroom with shower.

The kitchen and living room both open onto an outdoor area with table and chairs, ideal for dining al fresco or relaxing whilst enjoying the wonderful view from the sofas in the shade of a pergola.

From the entrance, a staircase of 22 steps leads upstairs where there is a hallway leading to the bedrooms. The first floor consists of a twin bedroom, a bathroom with shower and bath, a double bedroom with a canopy bed, another bathroom with shower and even a double and a twin bedroom.

Villa Patricia is located in a beautiful location on top of a hill in the small hamlet of Fabbrica. The property overlooks the beautiful Tuscan hills and is about 6.5 km from Peccioli with its restaurants and shops.

It is an excellent base for exploring Tuscany.

Other cities such as San Gimignano, Volterra and Pisa are all easily accessible.
